- 30-year fixed first mortgage (96.5% loan-to-value).
- 3.5% or 5% down payment assistance available.
- Down payment assistance can be used towards down payment and closing costs.
VA Loan
VA Zero Down Mortgage
- Minimum 580 credit score
- Eligible applicants include active-duty service members and veterans with discharges other than dishonorable.
- No monthly mortgage insurance
- The VA funding fee is between 1.25% to 3.3% of the loan amount and can either be paid at closing or rolled into to the loan.
USDA Loan
USDA Zero Down Mortgage
- Minimum 580 credit score
- The property must be located in a rural USDA eligible area.
- Your total household income can not exceed the USDA income limit for the area you are purchasing in.
- You can not exceed the USDA loan limit for the county you are purchasing in.
- The upfront USDA guarantee fee is equal to 1% of the loan amount.
