FHA Loan
FHA Zero Down Mortgage
- Minimum 600 credit score
- FHA 30-year fixed mortgage first lien with 96.5% loan-to-value.
- 3.5% or 5% down payment assistance as a 10 year fully amortized second lien.
- Down payment assistance can be used towards down payment and closing costs.
VA Loan
VA Zero Down Mortgage
- Minimum 580 credit score
- Eligible applicants include active-duty service members and veterans with discharges other than dishonorable.
- No monthly mortgage insurance
- The VA funding fee is between 1.25% to 3.3% of the loan amount and can either be paid at closing or rolled into to the loan.
USDA Loan
USDA Zero Down Mortgage
- Minimum 640 credit score
- The property must be located in a rural USDA eligible area.
- Your total household income must not exceed the USDA income limit for the area you are purchasing in.
- You must not exceed the USDA loan limit for the county you’re purchasing in.
- The upfront USDA guarantee fee is equal to 1% of the loan amount.

Coventional Loan
1% Down Conventional Mortgage
- Minimum 620 credit score
- Primary residence purchases only.
- Income restricted to 80% or less of the Area Median Income.
- Allows borrowers to put 1% down, with lender paying 2% toward the down payment (up to $7,000), for a total of 3% down
